Liberty Property Trust to Develop Liberty Commerce Center in Jackson, GA
Developer to break ground on 840,000 square foot Class A distribution center
Atlanta, GA – September 14, 2017 – Liberty Property Trust today announced that it will develop a new industrial park – Liberty Commerce Center – in Butts County, Georgia. The developer, which purchased 80 acres at corner of Windy Lane and Midway Road in May, will begin site preparations this week for an 840,000 square foot best-in-class distribution center.
“It’s a dynamic location – south of the Hartsfield-Jackson Airport on I-75, our site can service all of metro Atlanta or the Port of Savannah in one day,” said Steve Rowley, vice president and market leader, Liberty Property Trust. “The site itself offers many options for a tenant, who could choose to develop a second building, additional trailer park storage or a larger parking area for cars or storage.”
The initial 840,000 square foot building will include 40’clear heights, 56’ x 51’ column spacing, 161 dock doors, 70’ speed bay, ESFR sprinkler system, a 195’ truck court with 175 spaces and 445 parking spaces. The building has been designed to meet LEED® and Energy Star certification.
“This will be a highly efficient building,” added Rowley. “The physical design gives the tenant massive clear heights for storage, deep speed bays and extra-large column width spacing for space planning.”
The eventual tenant will have several options for using the balance of the land, about 7.7 acres. They can develop a second 240,000 square foot rear-load building with car parking; or, an up to 266 spot trailer parking area with storage; or an up to 1,070 spot car parking area with storage.
Bryan Bush, Chairman of the Board of the Development Authority of Butts County, is “thrilled” that Liberty selected the location and anticipates the jobs it could bring to the county.
“Liberty is making a tremendous investment in Butts County which will add needed jobs and contribute to the local economy,” said Bush. “We’re very proud they have selected us and look forward to a prosperous relationship.”
Liberty Commerce Center is located less than one mile from I-75, near SR-16, not far from Liberty’s holdings in McDonough, GA. The park is situated about 35 miles from Atlanta Hartsfield-Jackson Airport and 200 miles to Port of Savannah. It will offer easy access to I-75, I-85, I-285 and the Atlanta intermodal.
